Preparing for the Showing
|
FIRST IMPRESSIONS ARE LASTING Keep lawn and shrubs trimmed, remove snow and ice from driveway, walks and steps.
DECORATE FOR LARGER DlVIDENDS Faded walls, woodwork and wallpaper reduce appeal.
LET THE SUN SHINE IN! Bright rooms appeal.
CORRECT MAINTENANCE PROBLEMS Leaky faucets, warped cabinets, sticking doors, settlement cracks,
etc., as these detract from property value.
HAVE YOUR HOME NEAT AND ORDERLY This includes closets, basement, garage and storage areas as this lends a
sense of spaciousness to prospective buyers.
BATHROOMS AND KITCHENS HELP SELL HOMES Make these areas sparkling.
|
BE COOPERATIVE ...with your Realtor by making your home available for showings by appointment at any reasonable hour.
A WORD TO THE WISE! Let the Realtor discuss price, terms, possession and other factors with
the buyer. As your Realtor, he is eminently qualified to bring
negotiations to a favorable conclusion for you.
THREE'S A CROWD! Avoid having too many people present during showings. Remain in the background.
MUSIC IS MELLOW PETS OUT OF THE WAY!
SILENCE IS GOLDEN! Be courteous, but don't force conversation with the potential buyer.
Never apologize for the appearance of your home.
REMOVE ANY EXCLUSIONS ...such as chandeliers before marketing. At the least be sure your Realtor
is aware of the exclusions.
RELAX AND BE COMFORTABLE

Preparing for the Closing
|
Leave your home in BROOM CLEAN CONDITION - remove all trash and discarded items.
After the agreement is signed, DO NOT REMOVE any accessories unless permitted by agreement of sale.
PLAN AHEAD!
Cooperate with your Realtor by having all the necessary receipts and/or
certifications and keys well in advance of final settlement.
